Mincheff & Mincheff Investments engaged Ethos Commercial Advisors to oversee the sale of a two-building creative office portfolio at 537 SE Ash Street and 532 SE Ankeny Street in Portland, Oregon. Ethos identified value-add potential through improved lease rates and optimized lease terms.

To support the investment thesis, Ethos assumed leasing responsibilities and partnered with ownership on a project rebrand, ultimately securing a top-of-market lease that confirmed over 50% rental upside on the remaining vacancy. A facilities audit also resulted in an 8% increase in rentable square footage through remeasurement.
