Ethos arranged acquisition financing for a 207,544 SF industrial park in Redmond, Oregon. Situated on 45 acres, the property combines stable in-place cash flow with significant long-term upside, including six acres of future build-to-suit development potential and 25 acres of industrial outdoor storage (IOS). Located near Redmond Airport and adjacent to Amazon’s last-mile delivery facility, the asset benefits from strong industrial fundamentals and a strategic position within Central Oregon’s growing logistics corridor. The expansive land component also provides opportunities to improve operational efficiency and unlock additional value over time.

The assignment required navigating several underwriting challenges, including an unresolved environmental matter, a tertiary market location, and metal-sided improvements that narrowed the pool of institutional lenders. Leveraging its capital markets relationships, Ethos identified multiple lending partners that recognized the property’s strong fundamentals, stable cash flow, and future potential. The sponsor ultimately selected a $12.5 million life insurance company loan featuring a five-year fixed-rate term, partial recourse, and a 30-year amortization schedule.

As part of the financing structure, Ethos negotiated the ability to carve out a six-acre parcel for future build-to-suit development without requiring principal paydown, preserving maximum flexibility for future development, sale, or disposition strategies.
