Ethos Commercial Advisors was retained by Trace BioSciences to secure a facility that could support their continued growth and operational needs from initial discovery research, lead optimization, and translation through Phase 3 clinical trials. Outgrowing their space at OTRADI, Trace required a location capable of accommodating specialized infrastructure, including fume hoods, analytical chemistry, and cell culture equipment. Ethos surveyed properties in Portland’s urban core and ultimately identified an off-market, second-generation lab in Beaverton. Ethos negotiated a tenant-favorable lease with turnkey lab improvements, arranged early termination with the existing tenant, and facilitated the acquisition of critical lab equipment. The result: a fully operational, state-of-the-art, plug-and-play research facility tailored to Trace’s research and development needs.
