Ethos Commercial Advisors was engaged by Harder Hospitality, a Portland-based portfolio of consumer brands focused on connection, craftmanship and adventure, to identify and secure a permanent home for Local Cyclist, its flagship cycling retail and community hub concept. The vision was distinctive - a full-service bike shop, authorized Specialized dealership, professional bike fitting studio, espresso bar, and community gathering place - all under one roof.
Harder Hospitality strongly preferred ownership over leasing. The objective was to secure a highly visible property in a premier retail corridor that could support Local Cyclist’s multi-use operations, create long-term stability, and establish a lasting home for the brand, its riders, customers, and the broader Portland cycling community.
Ethos conducted an exhaustive market search across Portland’s leading retail corridors, evaluating on-market opportunities for visibility, access, functionality, and alignment with Local Cyclist’s concept. Recognizing that the ideal opportunity was unlikely to emerge through conventional channels, Ethos leveraged its deep local market relationships to pursue off-market opportunities.
That strategy ultimately led to the identification and acquisition of a property well suited to Local Cyclist’s one-of-a-kind vision. Ethos helped make this option a reality by working with the seller to negotiate the existing lease to conclusion and match the purchase timeline with an out of state property exchange. By securing an owned, off-market location rather than a leased space, Local Cyclist was able to establish a permanent flagship hub while building long-term equity in the real estate.
